Raheja receives occupancy certificates for township project

Raheja Developers today said it has received occupancy certificates for its two group housing projects and part completion for its township project in Gurgaon, enabling the company to handover about 1,200 flats.

It has also got part completion certificate for its township project at Sohna, Gurgaon comprising 200 flats.

The company will be giving possession for about 1,200 units including all three projects -- Navodaya, Sampada and Aranya, Raheja Developers said in a statement.

YuppTV partners SLA Digital to offer direct operator billing *    Internet-based TV streaming service provider YuppTV has partnered with mobile solutions firm SLA Digital to offer direct operator billing to its consumers.

The partnership will help YuppTV consumers to pay for digital content on their phones by charging it directly to their phone bills or deducting it from their available prepaid phone credit, it said in a statement.

SLA Digital has initially connected YuppTV to telecom operator Zain Bahrain for direct operator billing and plans to roll out to additional mobile operators in the near future.

Lodha launches 4 towers at 'Amara' in Thane *    Realty player Lodha Developers today launched four new towers at its residential project 'Amara' spread across 40 acre in Thane district.

New DDA housing scheme to rehabilitate slum dwellers

DDA for the first time has launched the "In-Situ Slum Rehabilitation Scheme" to rehabilitate slum dwellers. This is a departure from the earlier re-settlement schemes wherein they were shifted and settled in far-off places of occupation and residence leading to unemployment.

Under the scheme, re-settlement will be done on the land occupied by jhuggi-jhonpri clusters with private partnership. The land will be sold through the tender process to a private partner for construction of multi-storey houses. The number of storey’s will depend on the availability of land.
DDA in the year 2004 ran schemes for rehabilitating such slum dwellers through re-development/ upgradation of the existing areas of Delhi like Narela, Dwarka etc. in order to make Delhi slum free and provide these people a house with hygienic conditions. Unfortunately such schemes did not take off because there were no jobs available nearby. These slum dwellers used to come back again and again as they had no choice of getting jobs around. DDA finally came out with in-situ slum rehabilitation policy under PPP mode and in 2008, tenders were invited from private developers. Eight developers qualified for the bid. The first tender was floated to rehabilitate Kathputli Colony which is one of Delhi's largest slum clusters and was won in a competitive open tender process by a Delhi based developer, Raheja developers Ltd.

Under this scheme, the 2800 families of Kathputli shall be given a new lease of life by providing them the latest modern apartments with high-end amenities like attached Bath, Toilets & Kitchens, Tiled flooring, Advanced Fire Detection & Fire Sprinter Systems. Seismic Zone 5 compliant RCC structure designed and certified by IIT/ other reputed structure MEP consultants.

This is apart from centralized amenities like large Green Parks, Schools for Children's Education, Religious Structures, Exhibition Spaces for local Arts & Crafts, open Air Theatres for Performance Storage Spaces for Artifacts, Police Station, Fire Station, Parking Facilities, Shops for daily conveniences. Till the time these structures are built on site the Kathputli colony residents shall be rehabilitated in a Transit Camp facility at Anand Parbat barely, 1.8 kms away from the Kathputli Colony. All this is being allotted to the Kathputli residents and the costs are borne by the private developer, who in lieu of this will get a small portion of site for a private development which he can sell in open market to recover the massive construction costs of 2800 apartments at Kathputli colony and another 2800 independent houses at Transit Camp.

It is due to the Delhi Government and DDA's commitment towards service to the society and Nation that such schemes are becoming possible and giving a fresh face to the city, moving towards a slum free Delhi.

Raheja Developers Review - DC Sets up Gurgaon Arbitration Council for Builder Disputes

GURGAON: A Gurgaon Arbitration Council (GAC) was constituted as ombudsman to resolve disputes between consumers and builders on Sunday at a meeting attended by builders, administration officials and RWAs.

The deputy commissioner of Gurgaon T L Satyaprakash announced the move at a round table conference hosted by REDCO (Real Estate Developers Council) Haryana at DLF City Club, Phase IV, Gurgaon on Sunday afternoon.

Satyaprakash also appointed Colonel (retd) Prithvi Nath (vice president and secretary general of REDCO Haryana) as the chairman of GAC.

The meeting was attended by administration officials and representatives of real estate companies including DLF, Unitech, Supertech, Ashiana, Rahejas, Ansals, Ambience, Emaar MGF etc along with the RWA heads. T L Satyaprakash, Vikas Gupta, MCG commissioner; Nazneen Bhasin, DCP, Gurgaon; Navin Raheja, MD, Raheja Group; Rohit Malik, director, DEDL and Col Ratan Singh, chairman, JAFRA were also present.

The stakeholders call the council as the first public private partnership and over 100 builders are part of it. It was formed to address rising issues between the builder and citizens and to bridge the gap between them. Builders present at the meeting claimed that most disputes between developers and consumers occur because of miscommunication between the two.

Navin Raheja said "There is a huge communication gap between the builders and consumers. Misunderstanding between the builder and the consumer should be fixed first. I look forward to GAC and hope that this will enable confidence in the people and act as a trust building enterprise."

Satyaprakash said the disputes can expeditiously be resolved by the GAC instead of in the courts or consumer forums. Satyaprakash said, "This is a great initiative towards the welfare of the consumers. All good builders should collectively stand against the builders who are doing wrong and boycott them by creating peer pressure. Today most of the builders are not wrong but few wrong doers have maligned the image of good work done by builders."
